BUYING A HOME

The "Buyer's Market" we've been experiencing is slowly becoming a "Seller's Market" again in some areas. A "Buyer's Market" is defined as a market whereby there are more homes for sale than there are qualified buyers purchasing. Locally, there is now a demand for homes and very few to choose from, creating a "Seller's Market" again. Especially in the lower price ranges, there are multiple offers and overbidding. This will eventually result in appreciating home values. The interest rates remain low, so the climate for buying your dream home or investment property is now! Unfortunately, due to the current financial climate, many homes are for sale as "REOs" (bank owned foreclosures) and "Short Sales" (homes priced below the amount due on their loan. Sales are subject to approval from their lender). While both can be good deals for homebuyers and investors, short sales can take time and can be very frustrating.

A word of caution to the inexperienced buyer: Many of the abandoned homes have not been maintained for quite a while. Unattended leaks can cause mold, mildew & dry rot problems that can be quite expensive to repair. Poor outside drainage can cause foundation cracks and moisture issues. The importance of hiring a good, qualified home inspector (plus, in addition, professionals with expertise in discovered problematic areas)can not be stressed enough.
A perceived "good deal" could turn into a bad investment and a disappointing experience for the first time homebuyer.

An experienced Realtor can guide Buyers through the process professionally, including recommending experienced professional lenders to use for financing, reputable home warranty companies to use for their purchase, reputable escrow and title companies to use in their transaction, reputable home inspection companies to inspect and report on the condition of the home they are purchasing, etc.

An experienced Realtor will make you aware of ALL homes that are available and show you the best homes that best fit your needs within your budget. A professional Realtor will point out the pluses and minuses of each property and run a market analysis of that property, enabling you to make the best decision possible.
